What Is a Full Interior & Exterior Appraisal?

A Full Interior & Exterior Appraisal allows me to observe and document relevant characteristics of the property as part of developing an opinion of value.

Depending on the property and assignment, the appraisal may consider:

  • Property size and layout
  • Interior and exterior characteristics
  • Condition and quality
  • Improvements and renovations
  • Site characteristics
  • Public property records
  • Relevant comparable sales
  • Local market activity
  • Other factors affecting value

When Is a Full Appraisal Appropriate?

A Full Interior & Exterior Appraisal may be appropriate when the property's physical characteristics need to be observed as part of the assignment or when available information alone is not sufficient for the required scope of work.

It may be needed for certain real estate, estate, trust, financial, tax, or legal matters. The appropriate scope depends on the property, intended use, valuation date, and assignment requirements.

If you are unsure which appraisal you need, I can help determine the appropriate option based on your situation.

What Happens During the Property Inspection?

During the on-site inspection, I observe and document relevant features and characteristics needed for the appraisal.

Depending on the assignment, this may include the home's layout, living area, condition, quality, improvements, exterior features, and site characteristics. Interior and exterior photographs may also be taken as part of the appraisal.

The property inspection is only one part of the process. I also consider relevant property information, comparable sales, market conditions, and other data when developing the opinion of value.

Full Appraisal vs. Desktop Appraisal

The main difference is the on-site inspection. A Full Interior & Exterior Appraisal includes a physical inspection of the property.

A Desktop Appraisal is completed remotely using available property and market information.

For certain assignments, a Desktop Appraisal may offer a faster or less expensive alternative when a physical inspection is not needed.

Full Interior & Exterior Appraisal FAQs

  • What does the property inspection include?

I observe and document relevant interior, exterior, and site characteristics needed for the

appraisal. The exact scope depends on the property and assignment.

  • Do I need to be present for the inspection?

Not necessarily. Someone may need to provide access to the property, but the property owner

does not always need to be present.

  • How should I prepare for the appraisal?

Make sure I can access the areas of the property needed for the inspection. You can also

provide relevant information about significant improvements or renovations.

  • Is a Full Interior & Exterior Appraisal more accurate than a Desktop Appraisal?

Not necessarily. A Full Interior & Exterior Appraisal allows me to observe the property directly,

while a Desktop Appraisal relies on available property information. The appropriate option

depends on the property and assignment requirements.

  • How long does the appraisal take?

Timing depends on the property, inspection scheduling, complexity, research requirements, and
