What Is a Residential Real Estate Appraisal?

A residential real estate appraisal is a professional analysis used to develop an opinion of a property's value for a specific purpose and point in time.

Depending on the assignment, the analysis may consider property characteristics, public records, comparable sales, market activity, location, condition, improvements, and other factors that may influence value.

Unlike a general automated estimate, a professional appraisal is developed for the individual property, intended use, and specific valuation need.

What Can Affect a Home's Value?

Even properties in the same area can vary in value. Relevant factors may include:

  • Location
  • Living area
  • Lot characteristics
  • Condition and quality
  • Age and design
  • Renovations and improvements
  • Functional characteristics
  • Comparable sales
  • Current market activity

The significance of each factor depends on the property, market, and assignment.
